LONDON --�Paragon� (LSE: PAG ) �-- the provider of specialist finance for things like Buy-to-Let loans for landlords and property investors -- published its half-year results to the end of March 2013 this morning.
The company reported that 102.3 million pounds of buy-to-let loans had been advanced, up almost 15% on 2012's 89.2 million pounds, with a further 241.2 million pounds in the pipeline, and a "significant increase" expected in second-half lending.
Underlying pre-tax profit grew 10%, to 48.2 million pounds, on a total operating income that had risen 5.5%, to 86.8 million pounds. Earnings per share were up 10.5%, at 12.6 pence.
In line with the company's "progressive dividend policy," the board has recommended a 60% increase in the interim dividend, bringing it to 2.4 pence per share from 2012's 1.5 pence.

But CSX has responded to the coal crisis in a couple of ways. First, both it and fellow coal-focused railroad Norfolk Southern (NYSE: NSC ) have ramped up their efforts to export coal, as countries such as China and India remain hungry for low-cost-energy alternatives. Peabody Energy (NYSE: BTU ) has a natural advantage in supplying Asia because of its deposits in Australia, allowing it to send coal to India and China more cheaply than its peers, especially those with extensive deposits in the eastern half of the U.S. But even eastern producers have managed to boost their exports considerably, and that's helping the railroads that serve coal companies.

Railroads have done extremely well in recent years by capitalizing on the big boom in commodities demand, especially overseas. For CSX, coal was a big driver of its major efficiency gains, as more than 70% of coal delivered to electricity-generating power plants goes by rail. But when rock-bottom natural-gas prices led electric utilities to shift from coal to gas to fuel their power plants, CSX and many of its rivals took big hits. In particular, Norfolk Southern (NYSE: NSC ) , with similar geographic exposure to the Appalachian coal-producing region, shared CSX's declines.

As the SPDR S&P 500 (SPY) has gained 18.1% this year, Annaly Capital shares sank approximately 17.6%; American Capital Agency and Two Harbors are down 22% and 12%, respectively. The whole real estate stock sector has been under pressure, as evidenced by the iShares US Real Estate (IYR) drop of 1.3% year-to-date. Despite a steadily improving actual real estate market, the mREIT group has faced criticism about what damage could ensue to held asset portfolio values in a rapidly rising rate environment. Also, the mortgage REITs' abilities to manage their businesses would become complicated by a rising cost of borrowing matched against longer duration income streams at low relative yields. Reduced dividends result from less income, and lower security values are priced in.
